Tierrasanta Vibes


Home to around 35k residents, Tierrasanta is located about 15 minutes from downtown San Diego. The developed part of Tierrasanta, which rises from west to east and includes numerous canyons, is situated like an island, not directly bordered by any other community. The community is sometimes referred to as 'The Island in the Hills'.


Tierrasanta is served by the San Diego Unified School District which is rated an A- according to niche.com. In terms of High Schools, Serra High School serves all of Tierrasanta and is rated an A-*. There are two Middle Schools - De Portola and Farb Middle School - rated an A- and B+ respectively*. Lastly, there are three Elementary Schools - Kumeyaay, Vista Grande, and Tierrasanta Elementary School - rated A, A, and A- respectively*.


Although the schools are fantastic and the outdoor spaces are beautiful, there is a sort of lack of amenities. Most errands will likely mean leaving the neighborhood to get what you need.

The median home price at the time of writing this for Tierrasanta, comes in around $966k. Currently on the market for single-family homes, prices range from $750k-$2.5m. In terms of condos/townhomes currently on the market, prices range from $475k-$1m. Approximately 47% of residents own their homes, while 53% rent.

Pros

  • The “Island” creates a bit of an insulated, peaceful/idyllic vibe

  • Very well maintained homes, streets, commercial spaces and parks Tree

  • Good access to downtown SD

  • Nice area for bicyclists with most streets having dedicated bike lanes

Cons

  • More expensive than median: $966k

  • Not a ton of suburban amenities, errands on the retail end will likely be outside of Tierrasanta

  • A bit isolated: Although close to downtown and the surrounding areas, there’s only 4 roads in or out

  • For some folks it might feel a bit far from the beach (25 minutes)
