Tour of South Park in San Diego, California

Today we’re checking out the South Park neighborhood in San Diego!

A really great neighborhood with a lot to offer, South Park is super close to downtown with cool shops and restaurants. Its proximity to Balboa Park gives you easy access to the outdoors, while the rest of the neighborhood is mostly residential.

Let’s get into it!


South Park Vibes

Designated in part, as a historic neighborhood, South Park has a lot going for it. Fern and 30th streets, the main hangout spots, are home to indie boutiques and cafes. Nearby Grape Street Dog Park has views over the downtown skyline and the neighborhoods have well maintained tree-lined streets. The adjacent Golden Hill area is known for its classic bungalow homes and artisanal coffee bars.

Although not that large of an area, South Park is home to about 5,000 residents, making it fairly densely populated. A lot of street parking, not much remaining for empty land, South Park is a good blend of a residential and urban feel.

Home Price Statistics South Park is noteworthy for its fine and varied collection of Craftsman and Spanish Colonial Revival style homes built between 1905 and 1930. These include works by Irving Gill, William S. Hebbard, and Richard Requa. In 2017, San Diego designated the area of the original South Park Addition subdivision as the South Park Historic District, as it is one of the best examples of an early 20th century streetcar suburb.

Median sale price is around $1.1 million for a single-family home, and its mostly single-family homes.


Pros + Cons

Pros:

  • A small, but very good collection of cool restaurants, bars, and shops along Fern and 30th

  • Adorable historic homes in a cute, tight-knit neighborhood

  • Solid schools

  • Close to downtown

  • Very dog friendly neighborhood

Cons:

  • Airplane noise - directly under the flight path

  • Not much in the way of parks aside from Balboa Dog Park and Juniper Canyon

  • Not a ton of conveniences within the boundaries of South Park

  • All the streets have cars parked along them, generally crowded

  • House and yards are generally going to be pretty small for as expensive the homes are

To Sum Up South Park in Three Points

  • Cute and charming historic homes

  • Convenient to downtown

  • Lifestyle over square footage = expensive
