Oceanside Vibes


Home to around 175,000 residents, Oceanside is located about 35-40 minutes north of downtown San Diego and the airport. Located about as far north to still be considered part of the San Diego metro, Oceanside is bordered to the north by Marine Corps Base Camp Pendleton, Vista and Bonsall to the east, Carlsbad to the south, and the Pacific Ocean to the west.


Growing about 5% since the 2010 census, Oceanside is ranked the 5th 'Most Diverse Suburb in San Diego County' according to niche.com. The city is served by two school districts: the Oceanside Unified School District which is rated a B* and serves the western half, while Vista Unified School District is rated a B+ and serves the eastern half. Digging in a little bit, Oceanside is served by three public High Schools - two in the Oceanside Unified School District, and one in the Vista Unified School District. Oceanside HS is rated a B* and serves the western portion of the Oceanside District, and El Camino HS which is rated a B+* and serves the eastern portion of the Oceanside District. Mission Vista HS part of the Vista District, serves the remaining central and eastern portions of the city and is rated an A+*. Being a large city, there are too many Middle and Elementary Schools to call out, but know that most rate a B or higher according to niche.com.


Oceanside has tons of golf courses and country clubs, good surfing, and plenty of great places to eat, drink, shop, and socialize. It is also designated as one of California's 14 Cultural Districts.


Home Price Statistics


At the time of researching for this virtual tour, the median sale price in Oceanside was $725k, a good amount lower than the San Diego median. However, as of writing this blog the numbers have significantly changed. The current median comes in around $868k for Oceanside, while the San Diego median comes in around $905k. Currently on the market for single-family homes, prices range from $325k on the very low end, and upwards of $6.4m on the high end. Regarding condos or townhomes, the range of current availability ranges from around $339k on the low end and around $2.9m on the high end. Approximately 58% of residents own their home in Oceanside, while 42% rent.


Pros + Cons


Pros

  • The Pacific Ocean and the beaches

  • Beautiful park spaces

  • Cute beach downtown with great restaurants, bars, shops, etc

  • Plenty of suburban amenities

  • Cool history and culture

  • Relative affordable

  • Schools are good, but not the best

Cons

  • Pretty removed from downtown with a long commute if you work in San Diego

  • Some areas lacking in pride of ownership

  • It's very large, so some errands might be far away depending on where you're located
