Today we're checking out La Mesa, California!


La Mesa's motto is "the Jewel of the Hills". It is a very accessible suburb with lots of great commercial spaces, nice parks, a cute little downtown, and affordable housing stock. Be sure to stick around!

La Mesa Vibes


Home to right around 60,000 residents, La Mesa is just located about 15 minutes east-northeast from downtown San Diego. It is bordered to the northwest by San Carlos, to the northeast by El Cajon, to the east by Casa De Oro-Mount Helix, to the south by Spring Valley, and to the west by Rolando Village and College Area. There is a cute little downtown area, as well as plenty of suburban amenities in the city of La Mesa. There is a diverse housing stock, which we'll talk about in a minute, and decent schools.


Speaking of schools, there are two school districts serving La Mesa. The first being the Grossmont Union High School District which is rated an A-* and operates the high schools in the area. The second is the La Mesa-Spring Valley School district which is rated a B-* and operates the middle and elementary schools in the area.


In terms of ratings, Grossmont High School is rated an A* and it serves the northern half of La Mesa. Mount Miguel High School is rated a B-* and it serves the southern half of La Mesa. As mentioned before the middle and elementary schools are served by the La Mesa-Spring Valley School District. The schools range in rating from B to A-*.


Home Price Statistics


Good news for y'all - housing in La Mesa is relatively affordable when compared to the rest of San Diego! The median sale price comes in right around $760k for La Mesa compared to San Diego's median of around $850k. If you're looking for a single-family home, prices range from around $400k on the low end and can go for upwards of around $2.1m on the high end. If you're interested in condos or townhomes, prices range from around $340k on the low end and can go for upwards of around $1.1m on the high end. There is a pretty good variety of housing available in La Mesa from affordable to something epic with great views. 42% of the residents in La Mesa own their homes, compared to about 58% that rent their home. So nearly split for the renter vs owner ratio.



Pros + Cons


Pros

  • Relatively affordable median home prices right around $750k

  • Only 15 minutes from downtown San Diego

  • Schools are pretty good, not the best, but generally quite good

  • All of your suburban staples

  • Some pretty cool bars, restaurants, shops, etc (see La Mesa Blvd)

  • Diverse housing stock

  • Pretty nice park spaces

Cons

  • Some areas with a lack of "pride of ownership", maybe some rundown homes here and there

  • A bit renter-dense

  • In the very nice areas, it can be a little bit cookie-cutter


To Sum Up La Mesa in Three Points


La Mesa will be the right fit for some! It's cool, trendy but not in a downtown urban area. There's a nice mix of trendy spots and suburban staples.
