Kensington and Talmadge Vibes
Home to around 15k residents for the neighborhoods combined, Kensington and Talmadge are located about 15 minutes from downtown San Diego. Split down the middle by Fairmount Ave Expressway, the two neighborhoods are bordered to the north is I-8, to the east Fairmount Ave and Montezuma Rd, to the south by El Cajon Blvd, and to the west by I-15.
The two neighborhoods are served by the San Diego Unified School District which is rated an A- according to niche.com. In terms of High Schools, there are three High Schools - Henry, Hoover, and Crawford High School - rated an A, B, and B respectively*. There are also three Middle Schools - Lewis, Mann, and Wilson Middle School - rated an A, B-, and C+ respectively*. Lastly, there are two Elementary Schools - Franklin and Fay Elementary School - rated B and B- respectively*.
Mostly residential neighborhoods, amenities are typically found along Adams Ave or El Cajon Blvd.
Home Price Statistics
The median home price at the time of writing this for Kensington comes in at $1.3m, while Talmadge comes in around $950k. Currently on the market for single-family homes in both neighborhoods, prices range from $699k-$2.35m. In terms of condos/townhomes currently on the market well... there are none!. Approximately 44% of residents own their homes, while 56% rent.

Lack of suburban amenities
The commercial strip along El Cajon BLVD has some dinge to it
Cons associated with city living: smaller lots, homes closer together, detached garages, narrow streets with cars parked on them
