Encinitas Vibes
Home to around 63,000 residents, Encinitas is located about 30 minutes north of downtown San Diego. It is bordered to the north by Carlsbad and San Marcos, to the east by Elfin Forest, to the southeast by Rancho Santa Fe, to the south by Solana Beach, and to the west by the Pacific Ocean.
There's basically 5 sections of Encinitas - Old Encinitas, New Encinitas, Olivenhain, Leucadia, and Cardiff-by-the-Sea. Old Encinitas has tons of great shops and restaurants, the Encinitas Welcome sign, and sits along the 101, Pacific Coast Highway. Then there's New Encinitas, which features a golf course, suburban amenities, and larger tract homes. Olivenhain is a semi-rural area on the eastern portion of the city and is mostly single-family residential, and equestrian facilities. Leucadia is a coastal community closer to Old Encinitas with an art scene, independent shops and restaurants. Lastly, there is Cardiff-by-the-Sea with a luxury/high-end feel with streets named after British cities and classical composers.
Rated very highly, Encinitas is a sought after city. Rated #3 Best Suburb to Raise a Family, #4 Best Suburb for Young Professionals, and #4 Best Suburb to Live in the San Diego area. It's also rated #7 in California and #85 in the US for Best Public Schools*.
Speaking of schools, Encinitas is served by the San Dieguito Union High School District, Cardiff Elementary School District, and the Encinitas Union Elementary School District. These districts are rated an A+, A, and A- respectively*. The high school serving Encinitas is the San Dieguito High Academy and is rated an A+*. Both middle schools, Oak Crest and Diegueno Middle Schools, are rated an A*. There are about 8 elementary schools serving the city and they are rated no worse than an A-*.
Home Price Statistics
In terms of home prices, at the time of writing this, the median sale price in Encinitas comes in around $2m. Compared to the San Diego median of around $850k, Encinitas comes in quite a bit higher. In terms of home-owners vs renters, the ratio is about 63% to 37%, owners vs renters.
