Today we're checking out the Coronado, California!


An amazing suburb of San Diego, Coronado is only about 15 minutes from downtown and has fantastic schools, beautiful outdoor spaces, great places to eat, drink, shop, and socialize, and truly beautiful homes. You will definitely want to check this one out!

Coronado Vibes


Home to a little over 28,000 residents, Coronado is located about 15 minutes just across San Diego Bay from either downtown San Diego or the airport. Geographically, Coronado is a peninsula in San Diego Bay and is connected to the mainland by what's known as a "tombolo", or a sandy isthmus, called the Silver Strand. It is surrounded almost entirely by water, except the southern tip where it connects to the city of Imperial Beach. Coronado is bordered to the north and east by San Diego Bay, to the south by Imperial Beach, and to the west by the Pacific Ocean.


Growing significantly since 2010, it makes sense why as Coronado is home to fantastic schools, beautiful outdoor spaces, and tons of great places to eat, drink, shop, and socialize. Speaking of outdoor spaces, the beaches here are amazing. The 5 beaches here are consistently ranked as the best beaches in the lower 48.


According to niche.com, Coronado is ranked the 3rd Best Suburb to Live, the 3rd Best Suburb for Young Professionals, and the 5th Best Suburb to Raise a Family in the San Diego area. The schools here are fantastic and are served by the Coronado Unified School District which get's an A+*. Coronado High School and Coronado Middle School are rated an A+ and A respectively. In terms of elementary schools, both the Coronado Village and Silver Strand Elementary Schools are rated an A.


Of note is the 'Hotel del Coronado'. Built in 1888, it has long been considered one of the world's top resorts. Listed as a National Historic Landmark it has hosted many notable guests - presidents like George H.W. Bush, Bill Clinton, Richard Nixon, Ronald Reagan, and FDR, as well as folks like Muhammad Ali, Thomas Edison, Charles Lindbergh, Babe Ruth, Oprah Winfrey, and Magic Johnson.


Home Price Statistics


Home prices in Coronado are quite expensive. The median home sale price comes in around $2.6m compared to the median of the San Diego metro which comes in around $900k. Currently on the market, single-family home prices range from around $1.1m on the low end to up to an astounding $36m on the high end. In terms of condos or townhomes currently on the market, prices come in around $650k on the low end and upwards of $5m on the higher end. Surprisingly, only around 53% of residents own their home. Surprising due to the fact that almost all homes here are immaculately maintained.

  • Amazing homes - from the modest to the exceptional, price of ownership is high here

  • Peaceful, immaculately maintained neighborhoods

  • Fantastic schools - some of the best in the San Diego area

  • Beautiful outdoor spaces

  • So many great places to eat, drink, shop, and socialize

  • Access to and views of downtown San Diego

Cons

  • Very expensive and the home prices keep appreciating

  • Although convenient, you are on an island and so some staples you will need to leave the island

  • Naval base - some airplane and helicopter noise, but it's not direct flight path

  • Lack of suburban amenities - would need to leave the island for the likes of say a Home Depot, Walmart, or a shopping mall

  • Could feel too exclusive for some
