Chula Vista Vibes
Chula Vista, meaning "Beautiful Views", is home to around 285k residents and the 15th largest city in the state of California - not only is the city fairly large but it is growing. Since the 2010 Census, the city has grown approximately 17%. Chula Vista is located about 15-20 minutes south from downtown San Diego and the airport, and about 15 minutes from the US/Mexico border. The city is bordered to the north by San Diego, to the east by San Diego County, to the south by San Diego, and to the west by San Diego Bay. The city is basically split into East and West Chula Vista. West Chula Vista is generally defined as 'west of I-805'.
The area is served by two schools districts - the Sweetwater Union High School District and the Chula Vista Elementary School District, both rated a B+*. Interesting note - the Chula Vista Elementary School District is the largest K-6 district in the state. Although a bit of a blanket statement, when you look at a map of the schools and their ratings, schools east of the 805 are generally higher rated. In terms of individual school ratings, the best is Olympian High School with an A+ and the lowest is the Castle Park Senior High School with a B-*. So generally, very good schools overall!
Home Price Statistics
One of the biggest surprises and pros of Chula Vista is the median home prices - they come in around $735k which is quite affordable when compared to the median of the San Diego metro coming in around $845k. The owner-renter ratio is about 60/40, owner-occupied homes vs renters.
If you're in the market for single-family homes, currently prices range from around $525k on the low-end, and upwards of $6m on the high-end. For condos or townhomes, prices range from around $300k on the low-end, and around $855k on the high-end.

Not necessarily a pro or a con, but important to note is Chula Vista's proximity to the US/Mexico border. Maybe some congestion, as this border crossing is the 4th busiest in the world and the busiest in the United States.
